Germantown homes and their sewer lines
Germantown was settled in the late 1600s and grew over three centuries. You’ll find colonial-era stone houses along Germantown Avenue and big late-19th-century twins and detached houses on the side streets. Many sit back from the street on deeper lots than a typical rowhome. That means longer laterals under front yards, walks and mature trees.
Older homes here may have been connected to the public sewer long after they were built, sometimes through routes that aren’t obvious today.
Common sewer problems we hear about in Germantown
- Long laterals under front yards and walkways, with more pipe to fail and more to replace
- Tree roots from large, old trees in yards and along the street
- Old clay or cast iron with cracked joints and offsets
- Unclear routing on very old properties, including private or shared connections
What to know before you fix it
On a long lateral, a camera inspection can show whether a spot repair ($1,150–$4,600 per PlumbingPriceGuide) fixes the problem, or whether the whole run needs lining or replacement. Many larger twins and single homes have two or more units. The HELP loan covers properties with up to four units, if the other eligibility rules are met.
The rules are the same citywide
In every Philadelphia neighborhood, the owner is responsible for the house drain, curb trap, lateral and the connection to the sewer. A licensed plumber must do the work, and PWD can issue a Notice of Defect with a deadline to fix it. Eligible owners can spread the cost over 60 months at zero interest with the HELP loan.
